Who I Am
Ste Hamilton
I am a full-time UK property investor, educator, and the founder of The Property Educator. Over the last decade I have built a portfolio spanning buy-to-let, HMOs, serviced accommodation, and commercial conversions. I still do deals today, and every lesson I teach comes from real money on real property.

The Beginning
I started exactly where most people are now.
No inheritance, no trust fund, and no family connections in property. I was working a normal job, saving what I could, and spending every evening reading forums, watching YouTube videos, and trying to work out how people actually made money from bricks and mortar.
The information was everywhere, but the clarity was not. Every guru seemed to teach a different strategy, and nobody showed the full path from saving a deposit to doing deal after deal.
The Struggle
I wasted two years and a lot of money learning what not to do.
I went to seminars that sold more seminars. I paid for courses that were years out of date. I made offers on properties I did not understand, spoke to agents who could smell my inexperience, and nearly gave up more than once.
The hardest part was not finding deals. It was believing I was capable of doing one, and finding someone who would show me the truth rather than just sell me a dream.

The Breakthrough
My first deal changed everything.
It was not a mansion or a multi-million pound development. It was a small, tired property in an area I had researched until I knew it better than my own street. I bought below market value, added value through a light refurb, and refinanced to pull most of my money back out.
That one deal taught me more than every course combined. More importantly, it proved the system worked. From there I scaled into HMOs, commercial conversions, and larger refurbs, using the same repeatable framework every time.
